Why a Building Permit? |
The purpose
behind building codes is to give reasonable assurance that a
home is safe from structural failure, fire hazards from
electrical and heating systems, electrical shock, and health
risks. In Meeting the City's
Planning and Zoning
requirements, residents are provided protection from
undesirable building activity in their neighborhoods that
may encroach upon their property rights or result in
degenerative property values. The permits provide a
permanent record of the work performed and inspections
conducted on the project.

New
Construction
A Building Permit Application for new construction should be
submitted for all new residential dwelling, commercial building, and
detached accessory structure construction. Stamped blueprints
by the architect, design elevations and certificate of insurance
(general liability with City named as additional insured) must be
attached to the permit application for consideration. No work
may begin prior to issuance of a permit and may be subject to a
Marceline
Planning and Zoning Hearing if it is determined that any
portion of the application requires a variance or special use.

General
Construction / Renovation
A Building Permit Application for
general construction should be
submitted for roofing, fencing, sidewalks, carports, sheds, and
construction involving structural modification to an existing
structure. No work
may begin prior to issuance of a permit and may be subject to a
Marceline
Planning and Zoning Hearing if it is determined that any
portion of the application requires a variance or special use.

Demolition
A Demolition Permit is
required for all planned demolition of any residential dwelling or
commercial business structure, whether full or partial. The
permit is valid for a period of 90 days from issuance.
Residential dwellings located in the R-1 (Residential) Zoning
District are exempt from the "Minimum Lot Area" and "Minimum Lot
Frontage" requirements for new home construction if a prior existing
home is demolished within 1 year of permit issuance. There is
no fee for this permit.
