Planning & Zoning

Zoning regulates land uses within the City. Each parcel in the City is assigned to a zone which describes the regulations under which that land may be used. The Zoning Code identifies allowable uses and sets standards such as minimum lot size, maximum building height, and minimum front yard depth.  The Planning & Zoning Commission consists of 9 members appointed by the Marceline City Council.  Their purpose is to recommend to the Council requests for property zoning changes, land use, new home / building constructions, major building renovations and other items found in the Planning & Zoning Regulations.

The following actions must be submitted for a public hearing before the Planning & Zoning Commission:

  • New Home Construction (if required)
  • New Business / Industrial Building Construction (if required)
  • Zoning Amendments
  • Major Building Renovations
  • Business Façade Renovations (Downtown District)
  • Demolition of a designated historic structure
  • Special Use Permits
  • Land Use Regulation Variances
  • Street / Alley or Public Way Vacation

To request a hearing, please fill out an application and submit to Marceline City Hall, 116 N. Main Street USA.  At a minimum, the following documents must be attached at the time of application:

  • Preliminary Site Plan
  • Elevation Renderings
